Project Background : Vizag is a beautiful scenic city composed of hillocks & natural terrains with few streams. The proposed 51 Acre land can well be described as a valley surrounded by 6 hillocks all around. The site offered an ideal location to do mixed residential development offering 330 villas & 540 High rise apartments.
Architecture & Planning : Design Parameter at Sristi was simply to retain & reflect the beautiful views that was not only abundantly visible when the land is vacant but also when buildings are erected on it. The biggest challenge was to plan the buildings & roads so that the views are not obstructed by structures. Each residential roads are designed as culdesac and are made somewhat perpendicular to the hillocks so as to capture uninterrupted views from the street. Besides the site slopes drastically by 10 mtrs, avg 1in 35 slope and thus the villas are designed along slope to get a feel of residences on hillock. The 45,000 sqft clubhouse occupies the top most gradient of site overlooks on to intersection of two hillocks.
There is natural stream around 6 mtr wide cuts across the site, which separate the villa & apartment development. The villa roads are sloped towards the stream to get maximum rise during rains. The bifurcating stream is utilised to plan villas on one side of it & apartments + LIG housing on other side of it. The apartments are carefully placed in the South West nook of the site so that it does not look cast shadows & directly overlook villas.
The site falling in Hot & Humid zone so the buildings are oriented in such a way to capture East wind in all possible ways by means of courtyards & fins to deflect winds into opening
